After several years of historically thin inventory, the spring market is offering buyers something they haven't had in a while: choice. New listings in the valley are up year-over-year, days-on-market have drifted back toward long-term norms, and the frenzied same-week bidding of recent memory has given way to something more deliberate.
What the Numbers Are Telling Us
- More inventory at the mid and upper tiers than any spring since 2020
- Well-priced, turnkey homes still attract multiple offers within two weeks
- Price reductions concentrated in homes that launched ambitiously
- Land and new construction interest holding steady despite build costs
For buyers, this is a window: more selection and more negotiating room without the price softness that would suggest waiting. For sellers, presentation and pricing discipline matter again — the market is rewarding homes that show beautifully and punishing wishful comps.
